Unveiling the Dangers: Hidden Leaks in Basements, Crawl Spaces and Slabs

In the world of home maintenance, some of the most dangerous problems are those that lurk beneath the surface. Slabs:

  • The slab was not installed with a proper slope

  • Not using correct reinforcement like rebar during installation

  • Corroded pipes or poor construction

Any of these issues will gradually undermine the slab's stability. As the water spreads beneath the surface, it can compromise the integrity of the entire structure, leading to costly repairs and potential safety hazards. For example, if the slab is for a basement with structural members resting on the slab, hidden leaks can result in severe structural issues in the home. Warning signs include a slab cracking and/or settling, control joints separating and/or cracking, and standing or pooling water on the slab. 

Crawl Spaces:

Though rarely visited, crawl spaces play a crucial role in supporting a home. When leaks occur in these confined areas, they often go unnoticed for extended periods – sometimes years. Over time, the moisture seeps into wooden structures, fostering wood rot and decay. Unfortunately, the additional water and moisture help create an undesired yet ideal environment for pests like termites and rodents to thrive, further exacerbating the structural damage. Some of the causes of hidden crawl space leaks include:

    • Hydrostatic pressure (when excess water accumulates in the soil surrounding the basement walls)

    • Foundation cracks

    • Poor exterior drainage

  • To detect hidden basement leaks, look for:

    • Cracking and settling in basement walls, ceilings and floors

    • Pooling water, water intrusion around the perimeter of the basement

    • Mud or efflorescence spotted in any areas

Basement leak repairs can be costly, especially if they lead to basement flooding. It is best to make repairs early before they get out of control. We have seen cases where homeowners did not address improper drainage. In one situation, water built up so much pressure behind the basement wall that the wall actually imploded. Talk about a reconstruction and financial nightmare! The good news is there have been plenty of times we caught and repaired this exact problem early – before disaster struck.
